Walls, paint, and caulk

Drywall patching, paint touch-ups, and fresh caulking and grout in restrooms and kitchenettes. Scuffs, dings, and cart damage are what make a well-cleaned space still read as tired, and they get closed out here before they accumulate into a full repaint.

Doors, locks, and hardware

Doors that stick, slam, or will not latch. Hinges, closers, locks, and handles adjusted or replaced. Hardware problems are the ones tenants and staff run into every single day, and most of them are less than an hour's work once someone actually shows up.

Mounting, assembly, and moves

TVs, monitors, shelving, whiteboards, and fixtures mounted into the right anchors the first time. Furniture assembled, and offices or suites rearranged without pulling your own staff off their jobs for an afternoon of hex keys. Cable management and patching over old mounts are part of the job, not an extra.

Why your cleaning vendor is the right repair vendor.

Anvil's cleaning crews are W-2 employees, and they are in your space every night. They see the loose handle, the water stain, and the chipped corner before anyone files a ticket. That early notice is the difference between a ten-minute touch-up and a project.

For repair work, Anvil acts as prime contractor: the trades are performed by licensed, insured partners under Anvil's contract, supervision, and COI. You keep one contract, one certificate of insurance, and one point of contact for cleaning and repairs together. We do not pretend a cleaner is a carpenter; we bring the right licensed tradesperson and stand behind the work.

The alternative is a folder of one-off vendors: a handyman for the walls, someone else for the doors, a third call for the TV bracket, and a separate invoice from each. Consolidating the small work with the vendor already on site removes the sourcing, the scheduling, and the paperwork.

Scope runs from one-off punch-list items to small recurring programs: a monthly lamp-and-hardware sweep, quarterly caulk and touch-up rounds through the restrooms, make-ready repairs between tenants. If a job is genuinely beyond handyman scope, a full renovation, structural work, anything that needs a permit and a drawing, we say so and point you to the right contractor instead of stretching ours.

Who actually performs the handyman work?+

Anvil's own W-2 crews handle the cleaning; specialty trade work is delivered by vetted partners so every job is done by the right license. Either way, you hold one contract, one COI, and one point of contact.

Can we bundle handyman work with our cleaning contract?+

Yes, and that is the point. Facilities that run cleaning with Anvil route repairs through the same account lead: crews already on site flag issues early, work orders go through one channel, and invoicing is consolidated. Standalone handyman work is also available without a cleaning contract.

What kinds of repairs are in scope?+

Drywall patching and paint touch-ups, door and lock hardware, fixture mounting, furniture assembly and moves, caulking and grout, lighting swaps, and minor carpentry. Anything commercial and small-to-mid scope. Work that requires a specific license, such as electrical panels or gas, gets routed to the licensed trade instead.

Do you provide a certificate of insurance for building management?+

Yes. A COI naming your building management as additional insured is available within 48 hours of request, covering the work performed under Anvil's contract.

How fast do you respond to a work order?+

Every request gets a response within one business day. Non-urgent items are scheduled at your convenience, often alongside an existing cleaning visit; urgent items are dispatched on their own schedule.
